If a refund is made, then a $110.00 cancellation fee will apply. No refunds will be made for an early departure or refusal to stay at a booked property. The Beach House People will not be held responsible if the accommodation does not meet your expectations. Relocation is not an option. If your booking is cancelled by The Beach House People the amount paid less the booking fee will be refunded to you upon receiving your bank details. If the booking payment was made by Credit Card, the credit card surcharge can not be refunded.Prices&nbsp;are subject to change.<ol><li>CHECK IN</li></ol>Check in is strictly after 2.00pm on the day of arrival. For December and January the check in time is 3pm. We operate a contactless ‘self-check-in’ using a secure key safe situated at the property. On the day of arrival, you will be emailed the key safe instructions and the access code at 2.00pm. Access to the property before 2pm is strictly prohibited.&nbsp;No&nbsp;guests will be given the key safe code until the check in online/registration process has been fully completed, the booking tariff for the stay has been paid in full and the security deposit pre-authorization has been received. If upon arrival to the property there are any issues related to cleanliness or damage you must report such items to The Beach House People promptly&nbsp;and to allow contractors or employees inspect the property and to rectify, if necessary, any cleaning or repairs. If you&nbsp;arrive&nbsp;after 5pm any issues will not be attended to until the next business day. The Beach House People are not responsible for alternate accommodation or any other costs when guests arrive after hours if no prior arrangement has been made.Early Check-In/Late Check-Out are not available.<ol><li>CHECK OUT</li></ol>Check out is strictly at 10.00 am. If you or any guest fails to vacate the property by 10.00 am,&nbsp;a fee ranging from $110.00 to the equivalent of one night’s accommodation&nbsp;will apply, depending on how late you vacate the property. We ask that when you leave the property you ensure the property is locked and the keys are put back into the key safe. The property should be left in a neat and tidy state, including turning off all lights, air conditioning, TVs before your departure. Fees will apply if the property requires extra cleaning after your departure.<ol><li>CONDITIONS OF STAY</li></ol>9.1 NUMBER OF GUESTSThe number of guests should not exceed to the number indicated on your booking confirmation. If at any time we find you are accommodating more people than you have advised, we reserve the right to evict all guests from the property. Should this occur, no refund will be provided.&nbsp;No caravans or tents are permitted on the premises at any time.&nbsp;9.2 NOISE AND PARTIESParties and functions are strictly prohibited. Our properties are not&nbsp;“party houses” and we take a ZERO TOLERENCE approach to any offensive noise and anti-social behavior. Any noise should be kept to a minimum from 10pm to 8am. Any offensive noise, complaints from neighboring properties, disruptive or illegal behaviour will be grounds for immediate eviction from the property with no refund payable and a full&nbsp;security bond may also be forfeited.The Beach House People reserve the right to inspect the property at any time of day or night if we are made aware of inappropriate behaviour or breach of these conditions. Any parties or anti-social behavior will be reported to the police.&nbsp;9.3 KEYSOne set of keys will be provided for the duration of your stay. It is your responsibility and ALL Guests to coordinate the possession of keys between yourselves. If the keys are lost or need to be replaced a fee of $50 plus the cost of the replacement keys&nbsp;will apply and will be taken from the security deposit. After hours’&nbsp;delivery’ of lost or misplaced keys is not guaranteed. If it is possible to provide replacement keys for the property after hours, a call out fee of $80 in cash will be required at the time of the keys being provided.&nbsp;9.4 GENERAL CLEANLINESS, DAMAGED APPLIANCESWe request that all guest and visitors respect our properties by leaving the house and grounds clean and tidy.&nbsp;It is the guest’s responsibility to maintain the cleanliness of the property during your stay. Upon vacating the property is to be left clean/tidy, cutlery/kitchen items washed, BBQ cleaned, the fridge to be empty and dishwasher on, wet towels to be put in a laundry bag. Bins must be emptied and outside bins are to be put for council collection upon check-out. Cleaning or damage charges may apply if property left in unacceptable condition.You must not move items or furniture (indoor or outdoor) within the property. Movements may cause unnecessary damage, H&amp;S concerns for Cleaners and cause excess cleaning time. Any damages/excess cleaning caused by movement of items or furniture will be deducted from the security&nbsp;bond.If trades&nbsp;people or service technicians need to be called out for an appliance malfunction or breakdown and it is determined that operator error is the reason for the malfunction, guests will be required to pay the bill for the service call &amp; repairs.&nbsp;We strongly encourage all guests to read manuals, troubleshooting and FAQ’s and booklets on how to use appliances before calling the office.9.5 TV, INTERNET AND PAID TV/FOXTELWe do not&nbsp;guarantee TV , internet or paid TV services such as Foxtel for reception or performance.&nbsp;If we, The Beach House People are required to attend to the property during your stay a $50.00 call out fee may apply.9.6 PETSPets are only permitted at pet-friendly properties. You must ensure your pets are up to date with worming, flea treatments and vaccinations.<ul><li>Please bring your own bedding and bowls for your pets</li><li>Do not allow pets on any furniture, bedding or rugs – any damage will be charged for.&nbsp;</li><li>Do not lock pets inside while you are out. We do not take responsibility for pets left in courtyards or fenced gardens, you must do so at your own risk.</li><li>Please check the courtyards and garden areas thoroughly before you leave and clean up any mess left by your pets. Failure to do so will incur additional charges.</li><li>Please report any damage. Any evidence of smoking or cigarette ends left at the property, including grounds and garden, plant pots, will incur an additional cleaning fee of $80 and will be deducted from the Security Bond.9.8 POOLS AND SPA’SPlease do not alter any pool or spa equipment during your stay. You should contact us immediately if you have issues or problems with the pool or spa or its equipment. No glassware is to be taken into the pool area. Pools and spas may only be used between the hours of 7.00am and 11.00pm.&nbsp;&nbsp;Children and pets must be supervised at ALL times near the pool or spa.&nbsp;9.9 RUBBISH AND BINSPlease ensure that you that you put all 3 bins out on the roadside on Tuesday evenings for Inverloch, Monday for Cape Paterson &amp; Kilcunda and Sunday for Venus Bay or at the end of your stay. If there is any rubbish left anywhere in the property or grounds, it must be removed and failure to do so will incur a charge. The local landfill&nbsp;rubbish tip is available on Inverloch-Venus Bay Rd or Wonthaggi.&nbsp;9.10 BBQ’S AND GAS BOTTLESBBQ’s must be supervised at all times and cannot be used on total fire ban days. Please ensure that you clean the BBQ and utensils at the end of your stay and turn the gas off.&nbsp;Failure to clean the BBQ completely will result in a $60 fee.If the gas bottle on the BBQ runs out of gas, please take the gas bottle to the local service station&nbsp;on the corner&nbsp;and&nbsp;keep the receipt&nbsp;so we can&nbsp;immediately reimburse you for the cost.&nbsp;9.11 GENERAL SECURITYWhenever you are absent from the property, please close all windows and lock doors to maintain security and prevent rain and water damage.&nbsp;&nbsp;Your personal items are left in the house at your own risk and it is essential that you turn off, portable heaters, TV’s, lights, air conditioning units and ovens whilst you are out of the property.&nbsp;9.12 BUILDING AND RENOVATION WORKS&nbsp;Our properties are located in suburban locations where building or renovation work may occur. Neither The Beach House People nor the property owner are responsible for any noise from neighbouring properties caused by building or renovation work. No refund or reduction of tariff will be offered for noise from building or renovation work.9.13 CODE RED FIRE DAYWe will make every endeavour to contact guests if their arrival day coincides with the announcement of a code red fire day.&nbsp;We encourage guests to download the VicEmergency app onto their mobile devices to keep abreast of any fire alerts.<ol><li>INDEMNITY</li></ol>You indemnify The Beach House People and the Property Owner against all liability which might otherwise attach to the Property Owner as a result of injury, damage or loss (personal and proprietary) suffered by any person, where such injury, damage or loss has been caused by or contributed to by any act or omission of you, ALL guests or your visitors.&nbsp;You book, live-in, use the property and leave your personal belongings there at your sole risk. If you are wanting long, lazy days spent on the beach or by the pool, then this is the house for you. Take a refreshing plunge into the heated pool or head into our charming town of Inverloch for cafes, boutique shops and gelato or to the Surf Beach, 5 mins drive away.
Ideal for families or groups, Beached As is a 4 bedroom house with all the comforts of large TV’s, WIFI, Netflix and Foxtel. The house is double story and is well-equipped with ample amenities and living space for everyone. Heating/cooling AC downstairs with underfloor heating in the living area. Upstairs bedrooms have portable fans. 
Large undercover area with BBQ. The pool is gas heated all year round but the outside temperature determines the actual water temperature is no guarantee for swimming in colder months.

Markeish Retreat Inverloch

It’s always a warm yet laidback welcome at Ocean Chill. Perfectly located beachside with some of the most amazing views across a 12km section of coastal sandy beaches, this house is ideal for large or multiple families.

Ocean Chill is walking distance to cafes, beaches and 10 minutes drive to Philip Island and onto the Penguin Parade, Grand Prix Circuit and Kocarts and 20 minutes to the beach town Inverloch and coastal towns. The "Killy" Pub is a short walk, as is the exquisite cafe at the iconic Kilcunda General Store, you certainly won’t be disappointed if you like a good coffee!. You are also spoilt for activities from surfing, skate park and scenic walks and bike trails to the heritage listed Kilcunda Trestle Bridge – every photographer’s dream, along with fishing & kayaking in the mouth of the Powlett River with its wide, slow flowing waters.

The house is multi-level with a well-equipped and family friendly kitchen, good sized bedrooms and living areas. Two bedrooms are close to the bathroom (with bath), the other with an ensuite. And what a genuine delight this family holiday house is. Renovated to absolute perfection with a summer resort style outdoor entertaining and high end finishes throughout the house. This house is for anyone who wants to live the good life on holiday! Everything is on one level with a stunning kitchen, three bedrooms, two living areas where one can be converted into bedroom and two bathrooms and even an entertainers outdoor built-in kitchen & BBQ. The cherry on top is the amazing heated spa with separate swimming area with full enclosed pool fencing. This is a really special house and has it all being walking distance to the main shopping street and 5 mins drive to both the Inlet and Surf beaches. If you ever dreamed of a truly magnificent modern house this would have to be the one. Perfectly new with all the trimmings from a fully equipped designer kitchen with high end appliances to living areas with ample space for the usual family or even multiple family scramble. Everything has been thought through from the smart 65inch TV, playstation and a good selection Blu-ray videos for all the family to the ducted heating & cooling (zone controlled), even the washing machine is top of the range!. The living areas are generous and the bedrooms are all good sizes. Sleeping 8, the king master has ample storage and an equally ample ensuite. Surfside Seabliss Inverloch

Escape the city at The Ocean Central, with a stunning vista across Kilcunda Coastal Reserve, this house is uniquely central to Inverloch (20 minutes drive), Phillip Island (10 minutes drive), Wilson promontory national park (1 hour), the wine region of mornington peninsula ( (1 hours+ drive).

Nestled in a private street, The Ocean Central is an easy 2 minute walk to the ocean front beaches, skate & kids park, bike & walk trails and onto the iconic Kilcunda Trestle Bridge. The house is newly furnished with comfortable new beds and 3 of the bedrooms have its own spilt system heating/cooling. There are 4 spacious bedrooms and 2 bathrooms - all linen and towels are provided. 

Downstairs consists of 2 bedrooms, family bathroom, laundry and second TV living area. The garden is fully enclosed for pets with a dog door to enclosed converted garage space (parking in the garage is not possible) there is a large driveway for multiple cars and/or boats (caravans or tents are not permitted at the property at any time)

Upstairs is the kitchen, dining, living area with a wood heater and the master bedroom, double bedroom and bathroom. The upstairs is wrapped around by a generous deck for outdoor dining and watching the beautiful sunsets.
