All adults staying at a property may be asked to photo ID or international passport phot page. The number of guests staying at the property must not exceed the maximum number of guests indicated on the property listing and must adhere to&nbsp;the Victorian State Governments COVID-19 accommodation guidelines. We recommend domestic Travel Insurance to cover extra-ordinary events or risks.<ol><li>PAYMENT</li></ol>All payments will be processed in Australian Dollars. The Property Owner may cancel reservations at any time including reservations with deposits in place. The Property Owner will make every effort to ensure the property is available as booked. If the booking is cancelled by The Beach House People or Property Owner a full refund will be provided minus any credit card surcharges incurred. The Beach House People accept no responsibility for actions by the Property Owner i.e.- property/contents altered, property sold, withdrawn from letting, increase of booking tariff or alterations made.Payment can be made via credit card (a surcharge will apply) or direct deposit/BPAY.<ol><li>DEPOSIT&nbsp;</li></ol>A deposit of 50% of the booking tariff plus the booking fee and any other fees incurred by a third-party booking portal is required to secure a booking. The deposit is required within three (3) business days of the booking being made. Should your booking be within 3 days full payment is required at the time of booking. Please keep in mind 3rd party websites may have different payment schedules. As a duty of care to our properties and Owners, The Beach House People reserve the right to refuse any bookings that are determined to be inappropriate or that fall across schoolies dates.&nbsp;Our properties are NOT&nbsp;“party houses” and as such we do not accept bookings for buck’s nights, hen’s nights or groups under the age of 25 years old. The booking fee is not refundable.You will be asked to digitally confirm your acceptance of these Terms and Conditions on confirmation of your booking.&nbsp;You will also be required to provide security deposit. This deposit is to cover any additional costs incurred including but not limited to breakage, damage or excess cleaning requirements.&nbsp;All security bonds are&nbsp;a&nbsp;pre-authorized amount on&nbsp;a&nbsp;credit card&nbsp;and the pre-authorization is held for 7-10 business days after satisfactory inspection of the property.&nbsp;Extra Charges that may apply;<ul><li>Carpet cleaning – $100 minimum</li><li>Cleaning/putting away cutlery/crockery/pots pans etc – $50 minimum</li><li>Cleaning of BBQ – $60 minimum</li><li>Removal of rubbish or pet waste – $100 minimum</li><li>Loss of keys – $50 plus the cost replacement&nbsp;</li><li>Damage/breakages –&nbsp;AT COST</li><li>Failure to place council bins on road side for emptying&nbsp;– $70 minimum</li><li>Movement of furniture &amp; return to its original position&nbsp;– $100 minimum</li><li>Unauthorised pets at the property – $300 minimum</li></ul>The Beach House People operate a strict No Party Policy and if there is evidence of an unauthorised function the security bond will be retained and additional fees will be charged.<ol><li>BALANCE</li></ol>The balance of the booking tariff is to be paid in full 30 days prior to entering the property. Failure to pay the balance of the rental tariff on time may result in the owner cancelling the booking and re-letting the property.<ol><li>CANCELLATION FEE</li></ol>If you cancel a booking, no refund is available unless the property is re-let for the entire period. If a refund is made, then a $110.00 cancellation fee will apply. No refunds will be made for an early departure or refusal to stay at a booked property. The Beach House People will not be held responsible if the accommodation does not meet your expectations. Relocation is not an option. If your booking is cancelled by The Beach House People the amount paid less the booking fee will be refunded to you upon receiving your bank details. If the booking payment was made by Credit Card, the credit card surcharge can not be refunded.Prices&nbsp;are subject to change.<ol><li>CHECK IN</li></ol>Check in is strictly after 2.00pm on the day of arrival. For December and January the check in time is 3pm. We operate a contactless ‘self-check-in’ using a secure key safe situated at the property. On the day of arrival, you will be emailed the key safe instructions and the access code at 2.00pm. Access to the property before 2pm is strictly prohibited.&nbsp;No&nbsp;guests will be given the key safe code until the check in online/registration process has been fully completed, the booking tariff for the stay has been paid in full and the security deposit pre-authorization has been received. If upon arrival to the property there are any issues related to cleanliness or damage you must report such items to The Beach House People promptly&nbsp;and to allow contractors or employees inspect the property and to rectify, if necessary, any cleaning or repairs. If you&nbsp;arrive&nbsp;after 5pm any issues will not be attended to until the next business day. The Beach House People are not responsible for alternate accommodation or any other costs when guests arrive after hours if no prior arrangement has been made.Early Check-In/Late Check-Out are not available.<ol><li>CHECK OUT</li></ol>Check out is strictly at 10.00 am. If you or any guest fails to vacate the property by 10.00 am,&nbsp;a fee ranging from $110.00 to the equivalent of one night’s accommodation&nbsp;will apply, depending on how late you vacate the property. We ask that when you leave the property you ensure the property is locked and the keys are put back into the key safe. The property should be left in a neat and tidy state, including turning off all lights, air conditioning, TVs before your departure. Fees will apply if the property requires extra cleaning after your departure.<ol><li>CONDITIONS OF STAY</li></ol>9.1 NUMBER OF GUESTSThe number of guests should not exceed to the number indicated on your booking confirmation. If at any time we find you are accommodating more people than you have advised, we reserve the right to evict all guests from the property. Should this occur, no refund will be provided.&nbsp;No caravans or tents are permitted on the premises at any time.&nbsp;9.2 NOISE AND PARTIESParties and functions are strictly prohibited. Our properties are not&nbsp;“party houses” and we take a ZERO TOLERENCE approach to any offensive noise and anti-social behavior. Any noise should be kept to a minimum from 10pm to 8am. Any offensive noise, complaints from neighboring properties, disruptive or illegal behaviour will be grounds for immediate eviction from the property with no refund payable and a full&nbsp;security bond may also be forfeited.The Beach House People reserve the right to inspect the property at any time of day or night if we are made aware of inappropriate behaviour or breach of these conditions. Any parties or anti-social behavior will be reported to the police.&nbsp;9.3 KEYSOne set of keys will be provided for the duration of your stay. It is your responsibility and ALL Guests to coordinate the possession of keys between yourselves. If the keys are lost or need to be replaced a fee of $50 plus the cost of the replacement keys&nbsp;will apply and will be taken from the security deposit. After hours’&nbsp;delivery’ of lost or misplaced keys is not guaranteed. If it is possible to provide replacement keys for the property after hours, a call out fee of $80 in cash will be required at the time of the keys being provided.&nbsp;9.4 GENERAL CLEANLINESS, DAMAGED APPLIANCESWe request that all guest and visitors respect our properties by leaving the house and grounds clean and tidy.&nbsp;It is the guest’s responsibility to maintain the cleanliness of the property during your stay. Upon vacating the property is to be left clean/tidy, cutlery/kitchen items washed, BBQ cleaned, the fridge to be empty and dishwasher on, wet towels to be put in a laundry bag. Bins must be emptied and outside bins are to be put for council collection upon check-out. Cleaning or damage charges may apply if property left in unacceptable condition.You must not move items or furniture (indoor or outdoor) within the property. Movements may cause unnecessary damage, H&amp;S concerns for Cleaners and cause excess cleaning time. Any damages/excess cleaning caused by movement of items or furniture will be deducted from the security&nbsp;bond.If trades&nbsp;people or service technicians need to be called out for an appliance malfunction or breakdown and it is determined that operator error is the reason for the malfunction, guests will be required to pay the bill for the service call &amp; repairs.&nbsp;We strongly encourage all guests to read manuals, troubleshooting and FAQ’s and booklets on how to use appliances before calling the office.9.5 TV, INTERNET AND PAID TV/FOXTELWe do not&nbsp;guarantee TV , internet or paid TV services such as Foxtel for reception or performance.&nbsp;If we, The Beach House People are required to attend to the property during your stay a $50.00 call out fee may apply.9.6 PETSPets are only permitted at pet-friendly properties. You must ensure your pets are up to date with worming, flea treatments and vaccinations.<ul><li>Please bring your own bedding and bowls for your pets</li><li>Do not allow pets on any furniture, bedding or rugs – any damage will be charged for.&nbsp;</li><li>Do not lock pets inside while you are out. We do not take responsibility for pets left in courtyards or fenced gardens, you must do so at your own risk.</li><li>Please check the courtyards and garden areas thoroughly before you leave and clean up any mess left by your pets. Failure to do so will incur additional charges.</li><li>Please report any damage. You will be charged for any damage at the property including damage to plants, driveways, irrigation systems, hoses, outdoor furniture etc caused by your pets.&nbsp;&nbsp;</li><li>Additional cleaning charges may apply if pet hair, urine/waste, fleas or any evidence (including smell) of the pet be left behind when you leave.&nbsp;</li></ul>The Beach House People accepts no responsibility for death of, loss of, injury or sickness to pets during your stay and upon acceptance of these terms and conditions you and ALL GUESTS agree that no legal action (including payment of veterinary accounts) will be taken against The Beach House People or the Property Owner and that no discussion will be entered into.&nbsp;Our properties are NOT Pet Friendly, unless stated otherwise.9.7 NO SMOKINGThe Beach House People operates a strict NO SMOKING policy in all our properties.&nbsp;All properties are smoke free zones (i.e. both inside the home and outdoors). Any evidence of smoking or cigarette ends left at the property, including grounds and garden, plant pots, will incur an additional cleaning fee of $80 and will be deducted from the Security Bond.9.8 POOLS AND SPA’SPlease do not alter any pool or spa equipment during your stay. You should contact us immediately if you have issues or problems with the pool or spa or its equipment. No glassware is to be taken into the pool area. Pools and spas may only be used between the hours of 7.00am and 11.00pm.&nbsp;&nbsp;Children and pets must be supervised at ALL times near the pool or spa.&nbsp;9.9 RUBBISH AND BINSPlease ensure that you that you put all 3 bins out on the roadside on Tuesday evenings for Inverloch, Monday for Cape Paterson &amp; Kilcunda and Sunday for Venus Bay or at the end of your stay. If there is any rubbish left anywhere in the property or grounds, it must be removed and failure to do so will incur a charge. The local landfill&nbsp;rubbish tip is available on Inverloch-Venus Bay Rd or Wonthaggi.&nbsp;9.10 BBQ’S AND GAS BOTTLESBBQ’s must be supervised at all times and cannot be used on total fire ban days. Please ensure that you clean the BBQ and utensils at the end of your stay and turn the gas off.&nbsp;Failure to clean the BBQ completely will result in a $60 fee.If the gas bottle on the BBQ runs out of gas, please take the gas bottle to the local service station&nbsp;on the corner&nbsp;and&nbsp;keep the receipt&nbsp;so we can&nbsp;immediately reimburse you for the cost.&nbsp;9.11 GENERAL SECURITYWhenever you are absent from the property, please close all windows and lock doors to maintain security and prevent rain and water damage.&nbsp;&nbsp;Your personal items are left in the house at your own risk and it is essential that you turn off, portable heaters, TV’s, lights, air conditioning units and ovens whilst you are out of the property.&nbsp;9.12 BUILDING AND RENOVATION WORKS&nbsp;Our properties are located in suburban locations where building or renovation work may occur. Neither The Beach House People nor the property owner are responsible for any noise from neighbouring properties caused by building or renovation work. No refund or reduction of tariff will be offered for noise from building or renovation work.9.13 CODE RED FIRE DAYWe will make every endeavour to contact guests if their arrival day coincides with the announcement of a code red fire day.&nbsp;We encourage guests to download the VicEmergency app onto their mobile devices to keep abreast of any fire alerts.<ol><li>INDEMNITY</li></ol>You indemnify The Beach House People and the Property Owner against all liability which might otherwise attach to the Property Owner as a result of injury, damage or loss (personal and proprietary) suffered by any person, where such injury, damage or loss has been caused by or contributed to by any act or omission of you, ALL guests or your visitors.&nbsp;You book, live-in, use the property and leave your personal belongings there at your sole risk. You release The Beach House People and the Property Owner from any claim arising from,&nbsp;but not limited to&nbsp;injury,&nbsp;loss, theft or from any occurrence beyond our control such as, but not limited to, natural disasters, acts of terrorism, acts of God, delays,&nbsp;cancellations or&nbsp;government regulations.<ol><li>NO CLAIMS AGAINST The Beach House People</li></ol>The Beach House People is the property manager only and acts only for the Property Owner. You agree that, to the maximum extent possible at law, no claim may be brought against The Beach House People in relation to the property or your stay at the property.&nbsp;These conditions are an agreement between The Beach House People and all Guests.&nbsp;Any infringement permits the The Beach House People or the Property Owner to refuse a key, amend the rental or immediately terminate the tenancy.&nbsp;ALL guests must comply with the above terms and conditions with respect to the property and its surrounds.<ol><li>PRIVACY COLLECTION NOTICE</li></ol>Your personal information collected by The Beach House People and is used to allow us to provide a professional service. Tastefully renovated with amazing views over the reserve, Cape Escape is furnished to perfection with a relaxed, contemporary vibe. Sleeping up to 9 guests this house is the ideal escape for large or multiple families. With a central location in Cape Paterson, 5 minute walk to the incredible bay beach, main beach, rock pools, surf beach (dog friendly beach), 900 meters to the famous Cape Tavern (considered the best restaurant in the Wonthaggi/Cape region) and a lovely 5 minute stroll to the Cape Paterson Life Saving Club.

The back gate opens to a vast array of walking tracks leading to the beach and the Cape Paterson Eco-Village with an award winning community garden, fenced-in dog agility park and an explorative kids adventure playground 250 meters away. 

This property sleeps 9 guests only.
The house is 2 stories with the kitchen area upstairs overlooking beautiful rural views. The bedrooms are downstairs with 3 good sized bedrooms with a spilt system AC on both floors, 1 family bathroom and a separate studio king bedroom in a renovated garage. The house also featured 2 livings areas and an enclosed pet friendly garden with parking for 2 cars. Heating/cooling AC on both floors and two large Tv’s. 

Please note linen is not provided and you will need to bring bedding for 2 king beds, 1 queen, 1 double and 1 single. Please ask if you prefer to hire linen, we even make up the beds ready for your arrival.

If you are wanting a carefree and relaxed stay in Inverloch, this is your perfect house. Arrive to a beautiful modern townhouse with three bedrooms, two bathrooms, designed and styled with comfort and relaxation in mind.

The location is a gentle 5-minute walk to the centre of the coastal village of Inverloch with all its cute cafes and boutique retailers and a short drive to stunning beaches and to the Inlet beach, ideal for families with its gentle inlet waters. So whether you are a couple, family or a group of friends, come and enjoy all of the natural treasures and charming ambience of Inverloch. Be quick though this house is loved by our regular visitors, a sure sign it’s a good one!

Full linen is provided, and great care has been taken to make sure you are comfortable and your needs and wants are all covered with ample amenities and a well equipped kitchen and living areas with smart TVs, DVD player and even a table tennis table. Markeish Retreat Inverloch

It’s always a warm yet laidback welcome at Ocean Chill. Perfectly located beachside with some of the most amazing views across a 12km section of coastal sandy beaches, this house is ideal for large or multiple families.

Ocean Chill is walking distance to cafes, beaches and 10 minutes drive to Philip Island and onto the Penguin Parade, Grand Prix Circuit and Kocarts and 20 minutes to the beach town Inverloch and coastal towns. The "Killy" Pub is a short walk, as is the exquisite cafe at the iconic Kilcunda General Store, you certainly won’t be disappointed if you like a good coffee!. You are also spoilt for activities from surfing, skate park and scenic walks and bike trails to the heritage listed Kilcunda Trestle Bridge – every photographer’s dream, along with fishing & kayaking in the mouth of the Powlett River with its wide, slow flowing waters.

The house is multi-level with a well-equipped and family friendly kitchen, good sized bedrooms and living areas. Two bedrooms are close to the bathroom (with bath), the other with an ensuite. There is a well-equipped laundry with separate toilet and a second living area towards the back of the house, with a wood heater and large balcony/entertaining area with BBQ overlooking the backyard and hills. And what a genuine delight this family holiday house is. Renovated to absolute perfection with a summer resort style outdoor entertaining and high end finishes throughout the house. This house is for anyone who wants to live the good life on holiday! Everything is on one level with a stunning kitchen, three bedrooms, two living areas where one can be converted into bedroom and two bathrooms and even an entertainers outdoor built-in kitchen & BBQ. The cherry on top is the amazing heated spa with separate swimming area with full enclosed pool fencing. This is a really special house and has it all being walking distance to the main shopping street and 5 mins drive to both the Inlet and Surf beaches. If you are wanting a relaxing and truly awesome family holiday then this is the house for you and it’s awesome value.

Escape the city at The Ocean Central, with a stunning vista across Kilcunda Coastal Reserve, this house is uniquely central to Inverloch (20 minutes drive), Phillip Island (10 minutes drive), Wilson promontory national park (1 hour), the wine region of mornington peninsula ( (1 hours+ drive).

This delightful, pet friendly, holiday home is ideally located with a short 4 minute walk to beautiful bay beaches and famous Cape Paterson Rock Pool. An easy walk along the beachside footpath to the Cape Tavern, Fish and Chip shop, Surf Life Saving Club, Cafe and shops.
There are 2 bedrooms, with a queen size bed in the master and two singles in the second bedroom (can be pushed together to make a Queen). Coronet Bay Bliss

Blue Wren is a modern and stylish holiday home with an easy 2 minute drive to both the surf and inlet Inverloch beaches and main shops.  The expansive house is a perfect place to relax with family and enjoy all the delights of Inverloch and its surrounds. There are 4 generous bedrooms, 2 bathrooms, 2 living areas and a study nook.  

This home has a new, fully equipped kitchen and stunning open plan living area with outlooks to the beautiful native trees and garden. There is a large alfresco area complete with stainless steel range-hood bbq and undercover seating as part of the large, fully fenced garden with play equipment, perfect for the children too. For those cooler and winter months there is a cosy gas log fire as well as ducted heating to keep you warm. Centrally located to all Inverloch has to offer and with full linen provided, this is an ideal get away for family and friends.

Guest Access 
The key is located at the property in a secure lock box, the code is sent to the booking email address at 2pm on your day of arrival. All communication is sent via our system and it is important you are checking your spam folder for information and instructions on your booking.  

Please note: 
This house is managed by The Beach House People - Holidays Rentals/ Property Management. This property is a registered short stay accommodation with the Bass Coast Shire and operates under Local Law Neighbourhood Amenity 2022.
